Selling Agent (Real Estate Agent) | A selling agent is hired by property sellers to market and sell their property. Their primary obligation is to act in the seller's best interests throughout the transaction, working to achieve the highest possible sale price. The seller pays them through a commission.

Buyer's Agent | A buyer's agent works exclusively for property buyers, representing their interests throughout the purchasing process. They have a legal obligation to act as the buyer's fiduciary, meaning they must prioritise the buyer's needs above all else. Buyer's agents are paid by the buyer, either through flat fees or percentage-based fees.

What is a buyer's agent?

A buyer's agent is hired by the buyer to help purchase a property and is paid by the buyer. The buyer's agent acts on the buyer's behalf—offering strategic advice, saving time, avoiding costly mistakes, and handling negotiations with selling agents so the buyer doesn't have to. A buyer's agent may also gain access to off-market properties, negotiate better prices, and secure more favourable outcomes for the buyer. At AusPropertyStrategy, our Vision Buyer's Agent service is built on data analysis and suburb-level research. We search across more than 15,000 suburbs Australia-wide to find the property that best matches both your personal living needs and long-term wealth goals. From defining your needs to final settlement—and even into post-purchase rental or resale—our service supports you at every step so you can buy with confidence, ease, efficiency, and value.

How Long Does the Service Last?

Once the buyer's agency agreement is signed, the standard service period is 90 days (13 weeks). In Week 1, we confirm your buying goals and suburb strategy. From Week 2, we begin the property search. If no suitable property is found in Week 2, we can continue searching or revise the strategy. Our success rate is 92% of clients sign a purchase contract within 6 weeks. 4% sign between Week 7 and Week 13. 2% choose not to buy due to a change in plans. 2% don't secure a property during the term. It's rare not to find a property within 90 days. If that happens, we'll offer a free 90-day extension at our discretion.

What If the Property Goes to Auction?

In Australia, properties priced under $800,000 are rarely sold via auction. But if an auction is required, we will arrange for a remote phone/online bidding agent to represent you. For properties in metro areas, we may assign a local agent to attend the auction in person. Auction bidding support is included at no extra cost.

How Many Properties Will We Inspect?

We begin by narrowing down from 15,000 suburbs to those that match your goals. After confirming your preferred area, we search for listings and shortlist 2–3 options for you to consider. Once you choose a preferred property, we move forward with inspections, due diligence, and contract negotiation. This process is streamlined and efficient—unless you change direction, there's no need to inspect dozens of homes.

Are You Familiar with All 15,000 Suburbs in Australia?

We rely on data research, not just familiarity—because data is more accurate and efficient. AusPropertyStrategy partners with Australia's leading property data platforms. Alex Shang, our founder, is the head trainer and senior data analyst at one of these platforms, training buyer's agents across the country in suburb cycles, key market indicators, and matching investment strategies with suburb characteristics. Through this system, we can quickly identify the right suburb out of all 15,000 options. In our training experience, even agents who have lived in a suburb for years often lack a complete understanding of that area's past trends and future outlook. If your definition of 'familiarity' is 'a strategist living in every suburb,' then no—we can't claim that. But in reality, no agency in the industry can.

Do I Need to Inspect the Property in Person?

If you're buying a home to live in, we recommend visiting the property yourself. After all, you'll be living there for 10 to 20 years—you don't want a dark, damp room, a neighbour's roof blocking your sunlight, or early morning traffic noise waking you up. But for investment properties, in-person inspections are not necessary. What matters are the investment fundamentals. If the numbers are right, it's a good deal—regardless of the colour of the curtains or carpet. 97% of our members buying investment properties choose not to inspect them. 35% of our members buying homes for themselves also buy sight unseen—especially those relocating interstate or newly migrating to Australia. If an inspection is needed, we will arrange for one of our staff members or the property manager to inspect the property. (additional fees may apply)

How Are Onsite Property Inspections Charged?

How Much Are Building and Pest Reports?

If the seller has already obtained building and pest reports and is providing them for free, no additional payment is needed. If the seller charges for these reports, buyers will need to pay separately. Typical costs range from a few hundred dollars to several thousand dollars, depending on the seller and the report provider. If no reports exist, we can assist buyers in arranging third-party services at cost.

How Much Do Solicitors Charge?

Each solicitor has their own pricing, but generally, for properties under AUD 1 million, $1,650 to $2,200 plus disbursements (such as government fees and document search charges). Extra charges may apply if the solicitor is also handling First Home Owner Grant applications, FIRB applications and Legal disputes or negotiations with the seller.

Is the Buyer's Agent Fee Tax Deductible?

Yes, if the property is for investment purposes, the buyer's agent fee can be included in the cost base of the property. This means it can offset capital gains tax (CGT) when the property is sold.

Can I Use Just Part of the Buyer's Agent Service?

Unfortunately, no. We do not offer partial services such as only negotiation, analysis, or inspection support. We provide only the full buyer's agent service.

What's the Difference Between 'VISION Buyer's Agent' and 'VISION Membership'?

VISION Membership is our flagship service, offering an all-in-one property investment solution designed to build a personalised multi-property portfolio and help you achieve financial freedom. This includes:
