
2025 wraps up. Must watch if you are new to this channel. [Special EP02]
I can't believe we’re already at the end of 2025. I still remember coming back from the holiday at the start of the year, rushing from city to city for my new book launch events. One year gone, one year older. On behalf of everyone at AusPropertyStrategy — our team and all our business partners — I want to wish our viewers and VISION members a Happy New Year. While you’ve got a bit of time off, make sure you get some proper rest, look back on what 2025 brought you, and start planning your goals for 2026.
This episode is our year-end special, and it’s a bit different from our usual videos. I started the company 5 years ago. Over the years, AusPropertyStrategy has been building its brand, upgrading and refining our services again and again. Today, the business is well established, and we’re continuing to push deeper into every part of what we do. But a lot of people still have questions: What exactly does AusPropertyStrategy do? What kind of value can we provide? How big is the company really?
So in this video, I’m going to put our 2025 “scorecard” on the table and walk you through it, while answering a few of the questions people care about most. This will be especially helpful if you’ve only just started following our channel.
2025 Scorecard
Right now, AusPropertyStrategy has eight full-time investment strategists, and from 2026 we’re adding three more. Two of them will focus on English-speaking clients, and one will be based in Dubai, helping our members diversify their assets into the UAE. Because more members now need true global asset allocation, we’ve also brought in a CRS/AML specialist with over 10 years’ experience. Her job is to help with international tax efficiency, asset transfers and structure design, so our members have a solid foundation underneath everything they do.
Our VISION members are growing in number, but each strategist only has so much time. To keep our service standard where it needs to be, the number of members each strategist can look after is capped. In the early days, when AusPropertyStrategy had just launched the VISION membership, people used to ask, “How many members do you have?” At the start, we had just over ten. Some people looked at that and said, “That’s too few. The company must be too small. I won’t join.”
Later, when we passed a hundred members, others said, “You’ve got so many members and not many strategists. You won’t have time to serve me properly. I won’t join.” My conclusion is this: as long as AusPropertyStrategy keeps one thing at the centre — helping members reach their financial goals — everything else will work out. People who truly recognise our value would support us even if there was only one person in the company.
Every VISION member is supported by a five-person expert team: an investment strategist, a loan strategist, a financial planner, a property accountant, and a legal adviser. That means the information flows smoothly within the team.

For an everyday investor to be successful, they actually need all five of these professionals. The problem is, out in the real world, these people rarely communicate well with each other. AusPropertyStrategy fixes that. Our five-person teams are made up of top performers in their fields, and when you put them together and get them talking, you get remarkable results.
In 2025, almost another hundred people joined as VISION members. For many of them, we first helped deal with “bad assets” — properties that weren’t making money. On average, each of those properties was worth about 1.22 million dollars. By restructuring, we freed up both cash and borrowing capacity, then redirected that into investment-grade properties.


On average, our members’ portfolios outperformed the broader Australian property market by 13.2%. Their borrowing capacity was 37% higher than non-members. For that, I want to give special thanks to Thomas Tang, who won the 2024 award for Australia’s best mortgage broker and ranks number one nationally by personal loan volume. We’re very fortunate to have Thomas in our team.
Our members now hold an average of 3.1 investment properties each. Of course, that’s just the average — some have fewer, some have more. When they first joined, some members didn’t own any property at all. At the other end of the spectrum, our highest-holding member currently has 47 properties.
On average, the growth in members’ net worth has been 28% faster than that of non-members. And there’s another result I only picked up when I did the summary a few days ago: in the five years since AusPropertyStrategy was founded, none of the properties we’ve found for VISION members have lost money — not even on paper.
I’m not saying that no member will ever lose money in the future. Every investment carries ups and downs. What I can say is this: over time, VISION members will do better than non-members. On average, their wealth creation speed will not lag behind the overall Australian property market.
People from different professions and fields are joining VISION Membership: company staff, senior executives, professionals, small business owners, entrepreneurs, stay-at-home parents, retirees, and even students. Of course, you do need a certain level of financial capacity. As a rough guide, if you can afford to buy an $800,000 property in Australia, you’re more than welcome to join us.

If you don’t have immediate buying capacity — maybe your cash isn’t in place, or your borrowing is stuck — but through the Discovery Session, if we can see that you have the ability to refinance, top up or liquidate assets, then you’re still very welcome to join.
Our VISION members are spread across the world: Australia, mainland China, Hong Kong, Taiwan, Singapore, Japan, Malaysia, Indonesia, the United States, New Zealand and more. AusPropertyStrategy is now known globally, and that’s a fundamental difference between us and many other media channels that talk about Australian property.

This year, our service coverage has been fully established, and the model is now very mature. We help members select properties across all eight states and territories in Australia, so geography is no longer a limitation. At the same time, we cover every type of residential property — apartments, townhouses, freestanding houses, brand-new stock and established homes.
That means our recommendations are not limited by location or property type. We look for whatever suits the member best, which removes potential conflicts of interest. In this sense, we are very different from project marketers, traditional buyers’ agents and local agents.

The VISION Buyers Agency service helps clients find established properties across the country. Over the year, we’ve completed close to one hundred transactions, with prices ranging from $500,000 to $7.5 million. Around 35% of those were off-market deals. Our fastest search-to-purchase record is one day, and the quickest loan approval took just three days. Several clients have come back to us again and again for second-hand properties — one client alone bought seven properties through us this year.

By the end of 2025, AusPropertyStrategy’s media channels had reached a combined 1.1 million followers. No other channel talking about Australian residential property has hit that level, which shows how much trust the public has placed in us. People can tell what’s genuine and what isn’t.
Follower numbers are, in a way, a reflection of our credibility in the Australian property space. One of the reasons for creating the AusPropertyStrategy brand was simple: I wanted a platform where I could tell the truth about property. And if, while you’re getting real information, I can earn a fair income from it, that’s a win-win.
In 2022, I launched the iMonyTalk channel. Its purpose is to help overseas Chinese lift their financial literacy, develop a more complete way of thinking about wealth, and build sound investment principles. That channel has now passed 600,000 followers across all platforms. It's got Auto English translation now, it supports and enhances what we do at AusPropertyStrategy, and you’re very welcome to follow it as well.

By the end of this year, our English channel reached 21,000 followers. We’ve now secured a solid position in the English-speaking property media in Australia and built real influence among local audiences. I believe that influence will multiply again in 2026.

Throughout MaThis year, we also achieved something I’ve wanted to do for a long time: I published my own book and held an offline launch torch, we ran four launch events in Sydney, Melbourne, Brisbane and Perth. Every venue was full of people. We didn’t take enough books to the events and had to print another batch just to catch up. The English version is coming soon.

How APS Finds Properties
There are still a few misunderstandings out there that I want to clarify. AusPropertyStrategy matches properties for members across all of Australia, including both new and established properties.
On the new properties pathway, we recommend off-the-plan apartments only in a very narrow set of circumstances: when a member is close to retirement, needs very strong cash flow, and specifically asks for an apartment. Otherwise, we don’t actively recommend them, because most of them simply don’t make money. Townhouses take up a smaller share in our recommendations, unless a member has very specific needs or limited capital. We recommend more house and land packages, because their capital growth is relatively steady and the capital requirement is not too high.
On the established properties pathway, we search all types of residential properties across the whole country. Based on a member’s financial position, we set the investment strategy, loan strategy and budget. Then, using a data platform we work very closely with, we screen all of Australia and narrow down from around 15,000 suburbs. Once we’ve locked in the target suburbs, we move into the property search stage. After the purchase, we also provide short-term rental management and resale services as part of the package.
There’s an interesting pattern in this industry. The selling agent for an established property will tell you that the property they sell is the best, because it’s the only one they’re selling. The buyers’ agents will tell you that established properties are always better, and new builds are not good; they won't even mention negative gearing and tax deductions, because they only work with existing stock, which has very limited tax benefits. The project marketer will tell you that new builds are the best and established properties are poor choices, because they only sell new ones. Each of them starts from their own interest, then tries to plant the idea in the buyer’s mind that whatever they sell is what suits the buyer best. But is that true?
In the market, some people buy new, and some people buy established ones. Which one is better? In reality, there is no absolute “best”, only what’s most suitable. The reason both exist is that they each serve different people with different needs.
That’s why our membership model doesn’t start from “what product we want to sell”, but from “what does this member actually need”. Once we figure out which type of property suits that member, we help them buy that type. We cover everywhere in Australia and all kinds of residential properties. This approach removes the most common conflict of interest in the property industry. It allows us to focus entirely on helping our members make money — and as they build their wealth, we also earn a reasonable income.
Is AusPropertyStrategy a Real Estate Agency
In Australia, there are three main types of real estate agents: selling agents for established properties, project marketers for new stock, and buyers’ agents. What AusPropertyStrategy does includes all three of those functions, but goes much further. We also provide financial planning, mortgage, accounting support, legal support, rental management and resale. That’s why we call it “one-stop service”.
You can think of AusPropertyStrategy as a wealth management company whose underlying investment is Australian residential property. So no, we’re not a real estate agency. What we do is Australian property wealth management.
2026 Outlook
I want to thank our members and followers for the level of trust they’ve placed in us. How deep is that trust? Many members never feel the need to meet us in person. They don’t require us to take them to inspections. They rarely even research the specific properties we recommend. To quote one member's words: “If it’s a property AusPropertyStrategy has chosen, I’ll just sign the contract.” I appreciate this level of trust, and it also puts us under real pressure. We have to choose the right properties and do all the follow-up work properly. That’s the only way we can live up to that trust.
I hope in 2026 we can all face our problems, solve them one by one, let go of the past, and move forward with less weight on our shoulders. A good idea on its own doesn’t matter that much. What matters is whether you actually act on it. If you are thinking of buying a property, come to us. Only when you take action do you have a real chance of success — and even if it doesn’t work out, at least you won’t look back with regret.
